Alta Vista Residences is a distinguished residential project spanning four different properties in the City of Miami, all zoned T3. The client's program required the development of a consistent interior layout typology across all locations, featuring 4 bedrooms and 4 bathrooms. Previously, the client faced challenges with design uniqueness and prolonged permit processes. Cuevas Architecture addressed these issues by providing innovative design solutions and streamlining the permit process, adding significant value to the client by delivering customized and efficient solutions that meet their specific needs and enhance the overall project quality.
Key elements of the project include:
Consistent Interior Layout: We developed a standardized interior layout that meets the client's requirements for 4 bedrooms and 4 bathrooms. This consistency ensures that all residences offer the same level of functionality and comfort, regardless of their location.
Design Variations: To create unique and luxurious residences, we introduced multiple design variations for the front and rear facades. These variations incorporate different architectural styles, materials, and colors, ensuring that each property has a distinct and attractive appearance while maintaining a cohesive overall aesthetic.
Material and Color Diversity: The use of varied materials and colors played a crucial role in differentiating the residences. By carefully selecting and combining materials, we were able to create visually appealing homes that stand out in their respective neighborhoods.
Outbuilding Structures: For properties zoned T3-L, we designed additional outbuilding structures, such as guesthouses, in the backyards when the lot size permitted. These structures enhance the property's value and provide extra living space for guests or extended family members.
Efficient Permitting Process: Cuevas Architecture took charge of the design and permit drawings, leveraging our expertise to expedite the permitting process.
