Palm View Historic District Renovation and Addition
Location: Palm View Historic District, Miami Beach
Project Type: Renovation and Addition
Architect: Cuevas Architecture
The Palm View Historic District Renovation and Addition project is a notable example of our dedication to preserving historical integrity while introducing modern enhancements. Located in the prestigious Palm View Historic District, this project involved maintaining the original two-story residence and creating a harmonious connection to the existing guest house through a glass breezeway. The guest house underwent renovation, and a new second-floor addition was seamlessly integrated into the design. Additionally, the project included the construction of a new covered carport with an above terrace, enhancing the property's functionality and aesthetic appeal.
Key elements of the project included:
Preservation and Modernization: Maintaining the charm and character of the original two-story residence while introducing contemporary elements. The glass breezeway serves as a transitional space, blending the old with the new and providing a visually striking feature.
Renovation and Expansion: Renovating the existing guest house and adding a second floor to expand living space. The design carefully considered the historical context, ensuring that the new addition complemented the architectural style of the original structure.
New Structures: Proposing a new covered carport and an above terrace to enhance the property's usability. These additions were designed to align with the overall aesthetic and functional goals of the project.
Variances and Approvals: The project required approval for four variances from the Historic Preservation Board (HPB) of Miami Beach:
Setback Variance: To maintain the existing guest house setback for the second-floor addition.
Lot Coverage Variance: An increase of allowed lot coverage by 3%.
Unit Size Variance: An increase in unit size by 2%.
Encroachment Setback Variance: For the new carport and terrace encroaching on the industrial alley.
Cuevas Architecture successfully obtained all necessary variances from the HPB and secured full permit approval, demonstrating our expertise in navigating complex regulatory landscapes and our commitment to delivering projects that honor historical significance while meeting modern needs.
The Palm View Historic District Renovation and Addition project showcases Cuevas Architecture's ability to blend preservation with innovation. By respecting the historical essence of the property and introducing thoughtful, modern enhancements, we created a living space that is both timeless and contemporary, offering residents a unique and enriched living experience.
