The guest house underwent renovation, and a new second-floor addition was seamlessly integrated into the design. Additionally, the project included the construction of a new covered carport with an above terrace, enhancing the property's functionality and aesthetic appeal.

Key elements of the project included:

4. Variances and Approvals: The project required approval for four variances from the Historic Preservation Board (HPB) of Miami Beach:

   • Setback Variance: To maintain the existing guest house setback for the second-floor addition.

   • Lot Coverage Variance: An increase of allowed lot coverage by 3%.

   • Unit Size Variance: An increase in unit size by 2%.

   • Encroachment Setback Variance: For the new carport and terrace encroaching on the industrial alley.
