The 45 Residences Study is an insightful project situated in the historically rich Model City area of Miami, previously known as Liberty City. This project entailed conducting a comprehensive feasibility study and massing analysis to evaluate the viability of developing affordable rental units for an investor and developer.
Our approach to the 45 Residences was deeply influenced by the rich cultural history of the area. We drew inspiration from the renowned artist Purvis Young, who had a studio in nearby Overtown and was famous for his evocative murals. Embracing Young’s artistic legacy, we envisioned incorporating a mural on the project’s white canvas, paying homage to his impactful work and bringing a vibrant cultural element to the development.
Key elements of the study included:
Feasibility Analysis: Assessing the project's economic viability, including cost estimates, potential rental income, and return on investment. We considered various factors such as construction costs, market demand for affordable housing, and long-term maintenance expenses.
Massing Study: Evaluating the spatial organization and volume of the proposed structures to ensure they fit harmoniously within the existing urban fabric. This involved exploring different design configurations to maximize the use of space while maintaining a human scale.
Historical Context: Incorporating the rich cultural and historical background of Model City into the design. By integrating elements inspired by Purvis Young's murals, we aimed to create a development that resonates with the community's identity and heritage.
Affordable Housing Focus: Emphasizing the need for affordable rental units, we designed the project to address the local demand for accessible housing options. Our goal was to provide high-quality, affordable living spaces that contribute positively to the community.
Community Engagement: Engaging with local stakeholders to gather input and ensure the project aligns with the community’s needs and aspirations. This collaborative approach helped us create a design that not only meets economic objectives but also fosters a sense of belonging and pride among residents.
